Summary of Work
Managed Sunflower Beach Resort & Residences development project from early concept through the build-out phase across the sales, architectural, and design teams, leading all contractors and third-party vendors.
Defined the development property’s target demographic, value propositions, brand guidelines, and crafted a full service marketing budget, analysis, and sales strategy to secure loyalty with Sunflower Beach’s brand versus neighboring competitors.
Crafted an extensive brand marketing campaign that began with a discovery phase, buyer personas, and voice/tone guidelines. On-brand visuals and messaging with call-to-actions were used to invite potential buyers into the warm feeling of family connection on the beach to presell coastal properties before breaking ground in construction. Properties ranged in price from $500K - $1M+.
Marketing deliverables included an initial teaser promo website design, 3D renders, print advertisements, promotional collateral pocket-folder package with business cards, floor plans, brochures, and pricing sheets. Art direction for lifestyle photography, a full website design, billboard signage, location-targeted mobile banner advertisements, automated emails, web banner advertisements, Google Adwords, Facebook ads with call-to-actions, on-brand merchandise, and much more.
Oversaw the creation of a built sales center and used a customer-journey approach to sales floor planning, created outdoor signage, planned interior merchandising, and designed/staged the showroom installation. Through careful curation, the essence of the community was non-verbally communicated as potential buyers moved through the space taking in the Sunflower Beach brand and lifestyle. Prospects could learn about the history of the town while gazing at beach scene murals/wall coverings, custom art, a 3D built architectural model, surfboards, and local photography on display.

On-Site Sales Space
Christina Muscato led and art directed a property sales gallery experience for real estate brokers to more seamlessly close deals with people interested in homes within the walkable community. She created wall elevation and space plan designs, selected furnishings, ordered items, tracked purchases/expenses, and assisted with installation. The community space was designed with a particular sales floor path methodology in mind - to lead prospective buyers through an informative experience from start to finish. Upon entering the space, they are presented with the Sunflower logo wall display - then they are guided to a room modeled after a museum setting with historic photos of the town and seating benches to absorb the scene. As they approach the back of the sales space, they’re presented with a full-size beach wall mural to bring the Sunflower Beach living experience to life. Custom-branded surf boards line the walls, along with more art directed life style photographs, stacks of community amenity brochures, and a 3D architectural display of the masterplanned community. In the center of the sales gallery space, is the closing room — a circular-shaped room to sit with the sales team around a table and begin discussions. The closing room’s walls are covered in a natural beach-style grass cloth wallcovering, and the room showcases a colorful candy/snack stand with water and glassware for extra enjoyment. Custom-designed community sales binders with all paperwork, including visuals of interior finish selection options and contractual agreements, are thoughtfully presented and made available to take home for further review. Every detail was curated for the prospective buyer in mind, to help them more easily settle into the idea of living at Sunflower Beach Resort & Residences.
